Across more than $1B in career transactions, that activity has created continuous visibility into pricing thresholds, absorption trends, and what buyers are willing to pay across Chicago’s most competitive neighborhoods.

Eugene also serves as design principal across Fu Capital projects, guiding acquisition strategy, product planning, architectural direction, and go-to-market execution. His belief that thoughtful design drives returns has shaped his two prior developments — both sold out pre-completion, set record submarket pricing, and saw units resold at premiums.
Before real estate, Eugene worked at IBM in financial analysis, overseeing cost controls across more than $300M in operating expenditures. That background informs a disciplined approach to underwriting, capital allocation, and downside protection.
